No, we only offer an ultra complete service. Unlike an “à la carte” service, we believe that complete management is the only way to master the quality chain in its entirety, to know your apartment at your fingertips and to be able to respond to all the potential problems that may arise during your rentals.

TheGoodButler is aimed at people whose homes are unoccupied all or part of the year. It must be adapted to short-term rental, namely in good standing with the regulatory framework, in good condition, equipped and furnished, but also well located.

You entrust us with your accommodation and we bring you in return simplicity, profitability and peace of mind.

We attach particular importance to the selection of visitors. We make sure that your future visitors have positive reviews. Each visitor pays a deposit for his stay.

We publish on the most well-known short-term rental platforms on the market (Airbnb, Booking.com, Abritel) as well as on our live booking site.

Difficult to say without knowing the characteristics of your residence. Nevertheless, our service not only frees you from management constraints, it also allows you to earn more thanks to our expertise.

We write the ads carefully, and manage your prices dynamically. This means that the rental price of your apartment will be adapted according to different criteria (day of the week, filling of neighboring properties, historical price, local events) to ensure the best profitability.

We call on our partners to make the best possible photographs of your property. This is in the double objective of a better valuation of the price per night and a better occupancy rate.

The price of your home depends on its surface area, location, and availability periods. You can trust our expertise to determine its fair price.

We have developed our own method of price adjustment. Based on Yield Management, your rents are regularly updated according to occupancy rate, seasonality, and local events. We can decide together on a minimum amount below which we should not go down when adjusting rents. But it must be understood that lowering the rent during off-peak periods can increase the occupancy rate of your home, which is why we encourage you to trust us.

Managing all bookings and requests for information can be laborious, but not for us. We allow you to easily track and manage your bookings via a dedicated mobile app. We also and above all have a motivated and efficient team that responds to travelers at any time 7/7 days.

As long as we manage the rental of your property, we will be the only ones able to access your ads. To track your bookings, go to the mobile app in the Bookings tab.

In order for your guests to have a memorable and unique stay at your home, you should not go home unexpectedly. You must block the dates of your return on your calendar in the mobile app.

The refund given to travelers who cancel their reservation is different depending on the cancellation policy chosen. In the same way as the variation in the price of your accommodation, we use our skills to adapt the cancellation policy as best as possible to seasonality, the occupancy rate of your accommodation and local events.

1. What are the risks of short-term rental?

Tenant turnover is high, so wear and tear on furniture and equipment is faster. Tourists and holidaymakers passing through are less attentive to the furniture than a tenant who rents year-round. Seasonal rentals require more maintenance of the furniture, which can lead to some additional expenses.

2. How does TheGoodButler minimize risk?

We minimize risk by meticulously selecting your travelers. Our cleaning team, which passes after the departure of your guests, informs us of all the possible anomalies that your accommodation presents so that we can intervene without wasting time.

  • What is included in the cleaning package? We take the quality of the household very seriously. The cleaning is professional, it includes a complete cleaning of the apartment and a provision of linen and towels of quality Hôtellerie, a bottle of wine, coffee, tea, essential consumables as well as bathroom kits.
  • Am I covered by insurance? You are obviously covered by insurance and at no extra cost! In the rare cases where damage occurs, here are the means that we mobilize: 1 / We ask for a deposit to travelers that can be released in case of damage. 2/ The insurance of the rental platforms generally covers your accommodation up to € 800,000. That’s a lot, but beware: jewelry, works of art and cash are not protected by this insurance.
  • For the keys: how does it work? Nothing could be simpler: you entrust us with 2 sets of identical and complete keys and then, we take care of the entire management of the keys. One set of keys remains in the digital key box of your apartment, and we keep the second set of backup in our offices.
  • What is the legislation of seasonal rental in France? Since April 2017, owners who rent their accommodation occasionally, for tourist purposes, and residing in a city of more than 200,000 inhabitants, must follow several administrative procedures and respect certain constraints: 1/ Do not exceed 120 days of rental / year. 2/ Register your accommodation on the website of the town hall. 3/ Be the owner or for tenants: ask for permission to sublet your home to your landlord.
  • If I want to stop using your services? With Thegoodbutler there is no commitment. You don’t want to use our services anymore, no worries! After validation with your account manager, change the access to your account and our
  • Who gets the money back from travelers? We do not manage your income at all. The money from your bookings is paid directly into your bank account.
  • So, how do I pay for your services? At the beginning of each month, we issue you an invoice listing our services performed during the past period.
  • Do I have to pay you if I don’t have a reservation? No. If you have no income, we do not charge you, unless previously agreed for different services
